What is NGDRS?

NGDRS stands for National Generic Document Registration System - a standardised software platform built to bring property document registration under one common system across multiple Indian states, instead of every state running its own separate portal.

Delhi's implementation of NGDRS is hosted at ngdrs.delhi.gov.in/NGDRS_DL/ and, from January 2024 onwards, is the platform used for registering and searching new property deeds in Delhi.

Why the confusion: Most people searching "NGDRS Delhi" are actually trying to find or verify an existing property deed, book a registration slot, or simply figure out which government website they are even supposed to use. This page exists to answer exactly that.

NGDRS Delhi vs DORIS - What's the Difference?

Delhi actually has two property registration portals you may encounter, depending on when a deed was registered:

If your property deed was registered before January 2024, search on DORIS first. If it was registered from January 2024 onwards, use NGDRS Delhi. If you are not sure of the exact date, tell us the approximate year on WhatsApp and we will check the right one for you.

What NGDRS / DORIS Cannot Do Online

Both portals are search and preparation tools, not a full self-service registry. Some things genuinely require an in-person step, and knowing this upfront saves a lot of frustration:

  • Certified Copy issuance - a legally valid attested copy still has to be signed and sealed by the Sub Registrar in person. See our Certified Copy page for the full process.
  • Final registration - the buyer, seller and witnesses must physically appear before the Sub Registrar for biometric verification and signing, as required under the Registration Act, 1908.
  • Pre-2005 deeds - these are not digitised on either portal and require manual inspection of the bound SRO register.

Common Problems People Face on NGDRS / DORIS

Portal is Slow or Times Out

Both are government servers under heavy load - slow loading and session timeouts are commonly reported, especially near month-end.

Not Sure Which Portal to Use

The DORIS/NGDRS split is based purely on the registration date, which most people don't know offhand.

Deed Search Returns Nothing

Often a spelling mismatch in the name/address, or the deed is a pre-2005 record not yet digitised.

Expecting a Direct Download

Neither portal issues a downloadable, legally valid Certified Copy - that step stays in-person at the SRO.

DORIS (doris.delhigovt.nic.in) covers deeds registered between 2005 and January 2024. NGDRS Delhi covers deeds from January 2024 onwards. Which one you need depends purely on the registration date.

It's a shared government server handling search, appointment and registration together, so slowness and timeouts are common. The DORIS/NGDRS date-based split also confuses many first-time users.

No. Both portals only let you search and view Index-II details online. A legally valid Certified Copy must still be signed and sealed in person at the Sub Registrar Office - see our Certified Copy page.

No. NGDRS supports online drafting, e-stamp linking and appointment scheduling, but final registration still requires buyer, seller and witnesses to appear in person before the Sub Registrar, as required under the Registration Act, 1908.
