Registration Process Overview

Property registration in Delhi involves 7 key steps. The entire process takes 7-15 working days from document preparation to receiving the registered deed.

Document Verification & Legal Due Diligence

Before starting registration, verify the property title. Check the chain of ownership documents, encumbrance certificate, property tax records, and pending litigations. For DDA/L&DO properties, confirm the original allotment and any conversion status.

Documents to verify: Previous Sale Deed chain, EC from SRO, MCD property tax receipts, NOCs (society/DDA/L&DO).

Always verify that the seller's name on the property documents matches their Aadhaar exactly. Any mismatch will cause rejection at SRO.

Draft the Deed

Get the Sale Deed / Gift Deed / relevant document drafted by a qualified advocate. The deed must include: full property description (with survey number, area, boundaries), party details, consideration amount, terms, and Schedule of property.

Important clauses: Indemnity clause, encumbrance-free declaration, possession clause, mutation undertaking.

A poorly drafted deed can lead to registration rejection or future legal disputes. Always get it reviewed by a property lawyer before printing on stamp paper.

Purchase E-Stamp Paper

Buy e-stamp paper of the required value from an authorized SHCIL (Stock Holding Corporation of India) centre. The stamp duty value depends on the property's market value or circle rate (whichever is higher).

Stamp duty rates in Delhi 2026:

  • Women (sole buyer): 4% of property value
  • Men (sole buyer): 6% of property value
  • Joint (Male + Female): 5% of property value
Stamp paper must be purchased in the name of the buyer (first party to the deed). E-stamp can be verified on SHCIL website using the certificate number.

Print Deed on Stamp Paper & Sign

Get the drafted deed printed on the e-stamp paper. All parties (buyer, seller, witnesses) must sign on each page. The deed must be signed in blue or black ink. Do NOT use pencil or colored ink.

Keep extra blank pages at the end for SRO endorsement. The Sub-Registrar stamps and writes the registration details on these pages.

Book Appointment on DORIS Portal

Book an appointment on the Delhi Online Registration Information System (DORIS) portal at doris.delhi.gov.in. Select your SRO based on the property's locality. Upload required documents during booking.

SRO selection: The property must be registered at the SRO that has jurisdiction over the property's location, not the buyer's or seller's residence.

Appointments fill up fast. Book at least 5-7 days in advance. You can reschedule once if needed.

Visit SRO for Biometric & Registration

On the appointment date, all parties (buyer, seller, 2 witnesses) must appear in person at the Sub-Registrar Office with original documents and Aadhaar. Biometric verification (fingerprint + photo) is done for all parties.

At the SRO, they will:

  • Verify identities via Aadhaar-based biometric (fingerprint + OTP)
  • Check all original documents
  • Collect registration fee (1% of property value, max Rs.30,000)
  • Endorse and stamp the deed
Reach SRO at least 30 minutes before your appointment. Carry original documents + 2 photocopies of everything. Keep mobile phones charged (for OTP).

Collect Registered Deed & Apply for Mutation

The registered deed is typically available for collection within 7-10 working days after registration. You'll receive an SMS when it's ready. After collecting the deed, apply for property mutation at the local MCD office to update revenue records.

Registration complete! Your property is now legally registered. Keep the original deed in a safe place and maintain a digital copy.
