IMPORTANT FOR DDA FLAT BUYERS
DDA NOC is Mandatory Before Sale Deed Registration
If you are buying or selling a DDA flat in Delhi, a No Objection Certificate from the Delhi Development Authority is mandatory before the Sub Registrar Office will register your sale deed. Without it, your registration will be rejected on the spot.
What is a DDA NOC?
The DDA NOC (also called a No Demand Certificate or NDC) confirms that there are no outstanding dues, unpaid installments, or encumbrances from DDA on the property. It is a clearance certificate that tells the SRO: "This property has no pending liabilities with DDA."
Who Needs to Apply?
The seller applies for the NOC — not the buyer. The seller must approach the DDA office that has jurisdiction over the property scheme (Vikas Sadan, Dwarka, Rohini, etc.).
Documents Required from the Seller
- Original allotment letter from DDA
- Possession letter
- All previous payment receipts to DDA
- Aadhaar Card and PAN Card of the seller
- Copy of the registered sale deed through which the seller originally purchased the flat

What Happens If You Skip the DDA NOC?
⚠ Warning: The SRO will reject your registration. Additionally, if the property has unpaid DDA dues and you register without the NOC, those outstanding dues can become your liability as the new buyer. Always insist on seeing the DDA NOC before finalising any DDA flat purchase in Delhi.
